Questions people ask

How is the monthly mortgage payment calculated?
The loan is the home price minus your down payment. Principal and interest is the standard fixed payment on that loan at your rate over the term; the page then adds property tax, home insurance, HOA fees and PMI to give the total monthly payment.
When does the page add PMI?
When your down payment is under 20%, as the PMI Rate field notes. It charges the PMI rate you enter on the loan amount, divided by twelve. At 20% down or more the PMI line is zero.
How is property tax worked out?
You enter it as a percentage of the home value per year. The page applies it to the home price and divides by twelve.
What do the extra payment lines show?
If you add an extra monthly payment, the page applies it to principal and shows the interest and months saved against the regular schedule, along with the new payoff date.
