Questions people ask

How is the cash needed at closing calculated?
The page multiplies the home price by your down payment percentage, adds closing costs as a percentage of the price, and shows the sum as Cash Needed at Closing.
How does the page estimate the time to save?
It starts from what you have saved so far, adds your monthly savings, and grows the balance at the savings account APY you enter until it reaches the cash needed. Leave the APY at zero to count deposits alone.
What do the 3%, 5%, 10% and 20% lines show?
They show the down payment in dollars at each of those shares of the home price you entered, so you can compare them side by side.
Does the result include moving costs or reserves?
No. The target covers the down payment and the closing costs percentage alone, so add any other cash you plan to keep on hand.
